M2 real Estate Advisors was founded by Michael McNaughton, a 30+ year veteran of the commercial real estate industry. 

With experience across all asset classes in the conceptualization, execution and completion of Street Retail, Mall, Mixed Use, Office, Hospitality, Multi Family, Industrial / Flex, Transportation and Infrastructure initiatives. The firm is well positioned to offer both Advisory and hands-on Deliverable project/process Management and Investment services. 

Knowledgeable of both the Private and Public Equity Markets, M2 has participated in Public Company Bankruptcy emergence (GGP), Market Recapitalization, Fund Creation & Equity-Raise Road Show processes, 2 NYSE IPO's (HHC & RSE) and countless other Private Sector and REIT market presentation & capitalization initiatives. 

McNaughton served as Executive Vice President and Chief Operating Officer of a privately held, 50+ person, 5+ million SF Family-Office located in Jacksonville, Florida for nearly 6 years, driving the firm to expanded geography across the southeast through strategic Acquisitions, Dispositions and New Development while growing the 70-year-old enterprise EBITDA over 30%.

Prior to relocating to Florida, McNaughton was Senior Vice President of US Development for Westfield, based in New York City.  Recruited to deliver the World Trade Center (Port Authority NY/NJ) and the Fulton Transit Center (NY-MTA) in Lower Manhattan, his role included oversight of all development activity from Chicago eastward exploring all facets of expansion, intensification, repositioning and incorporation of mixed-use elements to Westfield’s existing portfolio while also identifying new high density urban opportunities and larger master plan and mixed-use projects.  Lead political liaison for community engagement and incentives and also cultivation of JV partnerships and new development.

 McNaughton was Senior Vice President of Boston based WS Development, an 86 asset, 21+ million square foot privately held Boston firm overseeing all operating groups within the organization.  McNaughton participated in expanding the platform beyond a 30+ year New England history to acquire well positioned assets in Madison, WI., Jackson, MS., Buffalo NY, Palm Beach, FL. and Tampa, Florida. 

Previously, McNaughton (while Executive Vice President of General Growth Properties) was the Founder and Chief Operating Officer for NY based Rouse Properties, (NYSE: RSE) taking the organization public in January, 2012.  From initial strategic concept development and GGP Board presentation in Q3, 2010 to the formation of Rouse Properties, McNaughton personally guided the selection process of assets, team recruitment, structure and composition, debt facilities, SEC filings and operational startup/strategic planning for virtually all aspects of forming the 250+ employee venture.  At IPO, RSE was the 8th largest mall REIT with 31 assets totaling over 21 million square feet.  The strategy has since been duplicated by several competing public companies in the REIT and Retailer space.

 McNaughton was a member of the four person “Road Show” team in 2010 to recapitalize GGP to facilitate emergence from bankruptcy. The effort was 4x oversubscribed and raised in excess of $2.6 Billion.

 During his tenure at General Growth Properties, McNaughton held a variety of increasingly larger roles within the organization.   

Prior to executing the Rouse Properties (RSE) IPO as Chief Operating Officer (COO), McNaughton was Executive Vice President of Asset Management for General Growth Properties overseeing in excess of 200 million square feet across all asset classes with a team over 1,500 professionals nationally.  

Spanning more than a decades long tenure; previous roles included:

  1. Senior Vice President of Development: overseeing strategic value creation for Mixed-Use, Department Stores, Big Box, Land, Hotel and Restaurants, Nationally. 

  2. Senior Vice President of Asset Management for the East including a four year process formulating and executing the $750 million dollar Natick Mall mixed use expansion including Neiman Marcus, the State of Massachusetts first Nordstrom and 214 Residential units and roof top amenity plaza using existing air rights above.

  3. Senior Vice President of Leasing for the East, a role encompassing all deal production, revenue growth and strategic initiatives from Louisiana, east to Florida and northward to Maine. 

Prior to joining GGP, McNaughton was a founding Partner of Coro Realty Advisors, LLC.   Coro is a privately held Atlanta based overseas capital investment advisory.  From startup the firm grew to 27 and still operates today.  In addition to efforts on the company portfolio of over 30 assets, Federal Realty, Madison Marquette, JPI, Archstone, General Growth Properties and others retained McNaughton for various development, leasing and strategic advisory assignments throughout the United States. 

McNaughton served as a charter member of the NAIOP Mixed Use Development forum for the southeast United States and has been a lector for the MIT Center for Real Estate, American University Kogod School of Business and The University of Wisconsin Graaskamp Center for Real Estate.  An active ULI member and contributor, currently serves as a member for the CRC Platinum Development council and is invited to speak frequently at industry events and forums. 

McNaughton served as an advisor for the World Trade Center/Lower Manhattan retail redevelopment planning committee, publishing final recommendations for rebuilding in 2004 and is also a contributing author of “Rethinking the Mall”. Both efforts have been published by the Urban land Institute (ULI).  Additionally, McNaughton has presented at various ULI, NAIOP, BOMA and ICSC sponsored national conferences regarding Malls, Open Air, Mixed-Use development and future trends in the industry and served as an Instructor for the ICSC University. 

McNaughton is married and lives in Florida with his wife and has 3 children.
